Estate Regulations

Call Out Procedures and Tenant Contact

During normal business hours, for each tenant we require a contact name and ‘reserve’ contact’, with telephone numbers so that members of the Management Team can make immediate contact regarding any relevant issues.

The on site Management Team will be available between 8.30am and 5.30pm Monday to Friday to deal with any queries from tenants. For emergencies outside these hours please contact OCS Security on tel no 0113 244 2844.

Key Holders

Tenants are asked to provide the Facilities Manager with details of key holders (three names in priority order), who may be contacted out of normal business hours. It is the tenant’s responsibility to ensure that this list is kept up to date.

Fire Regulations

All tenants are responsible for their own Fire Strategy and must ensure that their employees are familiar with the fire regulations including fire notices, means of escape in case of fire and fire assembly points. Fire alarm systems must be tested and maintained.

Tenants must identify and nominate members of their staff who can act as fire wardens and have written instruction in respect of all relevant procedures including the use of fire fighting appliances where appropriate.

Refuse Disposal

Tenants and/or their contractors are responsible for ensuring that all refuse is removed from site.

Large or unusual items of refuse and any item termed Hazardous Waste must be disposed of under special arrangements by an authorised competent contract company. Such disposal arrangements are to be made at the cost of the individual tenant, notifying GVA Grimley Property management of the consignment date.

No refuse items are to be left in the areas surrounding the buildings. No unauthorised tipping on site. Only non-hazardous domestic waste is to be put in the skip.

Parking

Parking is restricted to allocated bays only. Parking on the estate roads is not permitted.
